Dubai government has announced that residents must register all co-occupants living in rented or owned properties. This Dubai Land Department (DLD) order applies to all homeowners, property management companies, renters and developers. REGISTRATION OF CO-OCCUPANTS IN DUBAI

The relatively recent change in family laws in the UAE allowed unmarried couples to live together and unrelated individuals to share properties. After the law changed, many people started living in shared accommodations. This has caused some concern that those sharing a home may not be registered on Ejari.

Now, once you register co-occupants living in rented or owned properties, the Ejari or tenancy contracts in Dubai will be updated automatically. This means that everyone’s rights will be protected in a subletting situation.

PROCESS TO REGISTER CO-OCCUPANTS TO EJARI IN DUBAI

According to the announcement of the Dubai Land Department (DLD), all co-occupants staying in a residential unit for a month or more need to be registered. The main tenant (whose name appears on the Ejari contract) should add all the details.

There are eight simple steps to register co-occupants in Dubai:

  • Download and open the Dubai REST APP. (If you are a new user, register your account first).
  • Select “Individual” and log in using UAE PASS.
  • Use the UAE PASS application to authenticate yourself.
  • Select the property where you are a tenant from the Dashboard.
  • Click on manage co-occupants.
  • Click on “Add More” to add co-occupants.
  • Enter the co-occupant’s date of birth and Emirates ID, and click verify.
  • Add details of all the individuals living together on the property. To delete a co-occupant, select the delete icon and submit.

Please remember that:

  • The registration process has a two-week deadline, starting from September 23, 2022.
  • All family members and other co-occupants (like domestic help) must be added.
  • If UAE Pass isn’t available, residents can use their Emirates ID or Residence Visa Number for registration.
  • A valid passport number can be used for co-occupants without Emirates ID.
